Frequently asked questions
Does this include taxes, insurance, or repairs?
Include those in your “Monthly Operating Expenses” number. Many investors estimate repairs, maintenance, and management too.
Does this include closing costs?
Not yet. For a conservative estimate, you can add closing costs into the down payment field (or we can add a closing-cost input later).
Does this include appreciation?
This calculator focuses on cash flow and cash-on-cash return. Appreciation and principal paydown can be added later as an “advanced” view.
